Putnam County HFH believes that all of God's children deserve a simple, safe, decent and affordable home to live and grow into all that He intends.  Habitat homes are not free.  We build and sell homes in Putnam County, TN to qualified applicants with a zero interest mortgage.  Once accepted into our program, it can take up to 18 months to purchase your home.  We do not provide emergency housing.

 

Habitat builds single family homes that range from 900-1250 square feet of living space.  Each home is an Energy Star (r) rated built home that provides energy efficiency and utility bills averaging $75 per month.  Putnam County Habitat for Humanity is currently building in Cookeville at West End Place (West End Street)

To qualify for the Habitat homebuyer program, we look at these three areas.....

 

 

NEED FOR HOUSING: Are you living in substandard poor conditions, overcrowded conditions, unsafe conditions, living with family, or perhaps living in cost-burdened conditions (paying more than 30% of your income for housing expenses)?

 

 

 

 

 

ABILITY TO PAY FOR THE HOME: Our homebuyers actually buy the home from Habitat with a zero interest mortgage. Applicants must have steady income history.

This is FY17 HUD Income Limits for Putnam County (65% of median is our current maximum). The income limit can be increased slightly to 70% if a member of the household has special needs. These limits are subject to change. If your household income is over these limits, you might qualify for another type of mortgage program available with local lenders.

 

WLLINGNESS TO PARTNER: If approved for our program are you willing to complete approximately 400 hours of sweat equity? These are volunteer hours helping build your home, other Habitat homes, working in our ReStore, and attending education classes. Being in the program is similar to a part-time job and you must be ready to accept that responsibility. Before you can move into your home you are required to complete the Sweat Equity Hours and pay an estimated $2,000 in closing costs (average of $95/month payment required.) On the average you will have 15-18 months to complete these tasks.
